WHAT IS YOUR EARNEST MONEY DEPOSIT?

Earnest money deposit of $5,000 is refundable as described in the purchase agreement.

 

HOW MANY DIFFERENT FLOOR PLANS DO YOU HAVE AVAILABLE?

We have more than 40 floor plans available.

 

ARE YOU SELLING JUST THE LOTS BY THEMSELVES?

No.

 

CAN I BRING IN MY OWN BUILDER TO BUILD MY HOME?

No.

 

WHAT TITLE COMPANY DO YOU USE FOR THE CLOSING?

We exclusively use Quiet Title.

 

WHAT WILL MY TAXES BE?

Based on 2007 rates, taxes on homes in Santa Fe County were approximately $635 per $100,000 of market value. Rates for 2008 have not yet been published, but are expected to increase. Unfortunately, we cannot guarantee what future tax rates and amounts will be.

 

DO YOU HAVE A PREFERRED LENDER FOR YOUR NEW HOMES?

We have made special arrangements with two lenders which will provide our purchasers with preferred terms, including discounted closing costs, free rate lock-in and expedited service. Please feel free to obtain this information from our sales office. However, we will work with any New Mexico bank or licensed mortgage broker.

 

WILL THERE BE HOMEOWNERS ASSOCIATION DUES?

Yes, there will be modest homeowner’s association dues to cover the cost of maintaining common areas and administrative expenses for the association. However, all streets and the open space south of Villas di Tocana will be dedicated to the City of Santa Fe, which will assume responsibility of maintenance for those areas.

 

HOW LONG WILL IT TAKE TO COMPLETE THE CONSTRUCTION OF MY NEW HOME?

Typically 4 to 5 months after the foundation is poured.

 

WHAT IS THE HOME OWNERS WARRANTY?

The terms of our standard one-year warranty is listed in the
buyer’s contract.
